Why Pawtucket's Citywide Home Value Won't Tell You What Your Money Buys

A buyer who has done the homework walks into Pawtucket with a number in their head. Zillow puts the typical home value there at about $403,719 as of July 2026, up 1.2 percent over the past year. That number feels like a plan. Then they tour a three-bedroom in Oak Hill listed well north of $600,000, and the same afternoon they see a similar-sized house in Quality Hill priced $300,000 lower. Same city. Same tax rate. Same school district on paper. Wildly different math.

This isn't a data error. It's the whole point. Pawtucket's citywide figure blends at least three neighborhoods that behave like separate markets, and a fourth is about to start forming around the new stadium on the Seekonk River. If you're comparing Pawtucket to other Providence County cities using one number, you're comparing a citywide figure that no actual house for sale matches.

The Citywide Figure Is a Blend, Not a Place

Start with the baseline. Zillow's home value index put the typical Pawtucket home at $403,719 as of July 2026. Redfin's separate tracking, pulled from actual closed sales rather than an estimated index, put the average sale price higher and showed inventory moving fast, with the market scoring as very competitive.

Neither number is wrong. They're measuring different things, an estimated value index versus real closed transactions, and both are citywide figures that flatten out neighborhood-by-neighborhood variation. That flattening is useful for tracking the city's overall direction. It's close to useless for telling you what a specific address, in a specific pocket of Pawtucket, is actually going to cost you.

Oak Hill Is Already Pricing Like the East Side

Oak Hill sits at the edge of Pawtucket, close enough to Providence's East Side that it shares the same walking paths along Blackstone Boulevard and the same orbit of Hope Street shops and restaurants. It's home to the Modern Diner, a local landmark, and Lippitt Park, which runs a farmers market from May through October.

The price reflects that proximity. Homes.com data shows Oak Hill's median sale price over the trailing twelve months at $690,000, up 27 percent from the previous twelve-month period. Redfin's neighborhood tracking has homes there going pending quickly, often within a few weeks, in a market it also scores as very competitive.

Here's the mechanism worth understanding if you're comparing neighborhoods rather than just checking a median: buyers priced out of Providence's East Side don't stop wanting that lifestyle. Many of them shift one line over on the map to Oak Hill instead, where the commute, the walkability, and the housing stock feel similar but the city line technically changes. That demand shows up as a price premium that has nothing to do with Pawtucket's overall market and everything to do with what's next door.

Quality Hill Is the Same City, a Different Kind of Market

A few minutes away, Quality Hill tells a different story with a similarly historic housing stock. The neighborhood is known for Victorian architecture, an irregular street grid, and proximity to Festival Pier and Dunnell Park, both of which offer river and city views. Saint Raphael Academy, a well-regarded high school, sits right in the neighborhood.

As of June 2026, Homes.com listed Quality Hill's median home price at $369,000, with an average sale price of $346,666. A separate cut of the same neighborhood's trailing twelve-month sales showed a median closer to $340,000, down slightly year over year. The two figures don't perfectly agree, which is common when comparing a single month's snapshot to a rolling twelve-month average, but both land in the same range: roughly half of what Oak Hill commands for comparable housing types.

That gap isn't about condition or age. Quality Hill's homes are just as historic as Oak Hill's. What Quality Hill lacks is the direct sightline to Providence's East Side that drives Oak Hill's premium. It's a reminder that in a market this granular, walking distance to a specific corridor can matter more than the neighborhood's overall character.

Darlington Trades a Border Commute for a Middle-of-the-Pack Price

Darlington sits at the opposite edge of the city, against the Massachusetts line, near Slater Park and the South Attleboro commuter rail stop. Redfin's June 2026 data put the median sale price there at $454,842, up 4.6 percent year over year. A separate trailing-twelve-month figure from Homes.com showed a lower median of $405,000, up 9 percent, which likely reflects a different mix of home types sold across that longer window.

Either way, Darlington lands close to the citywide figure rather than at either extreme. Buyers here aren't paying an East Side proximity premium, and they aren't getting Quality Hill's discount either. They're trading a longer commute into Providence for the option of an easy hop across the state line and a rail connection that runs from South Attleboro.

What a Buyer Actually Sees at Each Price Point

Neighborhood Typical Price Range (2026) What's Driving It
Oak Hill ~$690K median, up 27% YoY (trailing 12 mo.) Walking-distance proximity to Providence's East Side and Blackstone Boulevard
Quality Hill ~$340K-$369K median (as of June 2026) Historic housing stock without the East Side sightline premium
Darlington ~$405K-$455K median (as of mid-2026) Massachusetts border location, commuter rail access, near citywide average

The Stadium Is About to Add a Fourth Variable

None of the three neighborhoods above sit near downtown Pawtucket's riverfront, where Centreville Bank Stadium opened in May 2025 as the home field for Rhode Island FC. By this summer, the stadium had drawn nearly 250,000 visitors since opening, according to the Boston Globe.

That traffic is now pulling new construction with it. In June 2026, city officials announced $30 million in infrastructure financing for the next phase of the surrounding Tidewater Landing development, with construction expected to begin within about two months, according to WPRI. The plans call for 325 market-rate units from developer Wood Partners and roughly 70 to 75 affordable units from Pennrose, along with a new pedestrian bridge connecting both sides of the Seekonk River.

It's too early to say this corridor will develop the kind of premium Oak Hill has, and nobody should buy on that assumption. But the mechanism is worth watching for the same reason Oak Hill's premium is worth understanding: new anchor development tends to pull buyer attention toward whatever's within walking distance of it, the same way East Side proximity pulls buyers toward Oak Hill. If that pattern holds here, the blocks closest to the stadium and the new pedestrian bridge are the ones to watch over the next few years as this phase gets built out.

What This Means If You're Comparing Pawtucket Neighborhoods

  • Ask which micro-market a listing actually sits in, not just which city it's in. "Pawtucket" on a listing sheet could mean $370,000 or $700,000 depending on the block.
  • Pull the neighborhood-level comp, not the citywide figure, before you set a budget. The citywide number will mislead you in either direction depending on where you're looking.
  • If you're weighing Darlington against Oak Hill or Quality Hill, factor in the actual commute, not just the price gap. A lower price with a longer drive isn't automatically the better deal.
  • If you're curious about the Tidewater Landing corridor, treat it as a longer-term watch rather than a current comparison point. The development is still under construction, and pricing patterns there haven't settled yet.

A Few Straight Answers

Is Oak Hill worth the premium over Quality Hill? That depends entirely on how much the East Side proximity matters to your daily life. If walkability to Blackstone Boulevard and that corridor's restaurants is a priority, the premium buys something real. If it isn't, Quality Hill's historic housing stock delivers similar character for meaningfully less.

Will home prices near the stadium go up once Tidewater Landing's next phase is built? Nobody can say that with certainty yet. Construction is still underway, and it typically takes a few years after a project like this delivers housing and retail before its effect on surrounding home values becomes clear in the sales data.

How do I find out which micro-market a specific Pawtucket address falls into? The fastest way is to pull recent comparable sales within a quarter mile of the actual address, not the citywide figure. That's a five-minute conversation with an agent who knows the neighborhood boundaries, and it will tell you more than any portal-wide statistic.
